Business opportunities at One Niagara are twofold:
- Leasing retail space on 1st and 9th floors.
- Leasing office space on higher floors.
Leasing Retail Space.
The first floor of One Niagara is a Welcome Center
that caters to the basic needs of tourists. For the last three years, local
vendors here have sold food, tours, souvenirs, gifts, jewelry and sundries.
Next year (2008), we plan to have the 9th floor open to the public
as well. The 9th floor serves as an observation tower, housed with a
souvenir store and a restaurant that has a view of the falls.

Some ideas that we have for potential vendors include:
- Photo studio: Photograph of customers against various backgrounds of the Falls.
- Customized gifts: T-shirts, mugs and other small gifts that can be customized with the photo of the customer against the background of Niagara Falls.
- Roof top dining.
- Restaurant in the observation tower (9th floor with a view of the falls)
- Souvenir and exclusive gift store in the observation tower.
Leasing Office Space.
One Niagara is the only building in downtown Niagara Falls that has
office space available with a view of the falls. Every floor has individual
offices towards the perimeter and a central open area where cubicles can be set
up. Additionally, every floor has a kitchen, men’s room and ladies room. Either
an entire floor or part of a floor can be leased.
