Self-described "under-developer" Frank Parlato plans a unique project
involving a 36-acre site in the Town of Hamburg that would leave about half
the land undeveloped.
Only nine housing lots would be developed in the proposed Tri-Park Estates
subdivision between Lakeview and North Creek roads. The land in the middle
and buffer zones between each lot would be part of a forest preserve and
left wild, Parlato said. Each lot would be secluded by natural vegetation.
The lots are being cleared by hand to preserve as many trees and as much
vegetation as possible.
The town Planning Board has scheduled a public hearing on the proposal at 8
p.m. Wednesday.
The lots, five fronting on North Creek and four on Lakeview, will range is
size from two to five acres. He said he has not yet established selling
prices, but said they will be "reasonable."
Restrictions will govern the minimum size of houses as well as prohibit
hunting and removal of trees, Parlato said.
Parlato, who has been active in promoting land preservation and limiting
development, described the project as an "experiment to see if we can
develop without abusing the land and at the same time providing economic
value."
He said each lot is being designed in the field to provide a spectacular
view and seclusion.
Tri-Park derives its name from nearby county- and town-owned land earmarked
for future parks. The preserved land would be the third park.
